Dan and Adam were new to the self-storage industry and set out to create a modern, tech-enabled business that could operate semi-autonomously.
Their vision included converting an existing building into storage units and installing double-stacked shipping containers externally to maximise the use of the site.
They also wanted the facility to have real ‘wow factor’ - something that would catch the eye of passing traffic and attract potential customers.
For the external shipping containers, Secure Stores reviewed Cube’s proposed design and provided valuable input on popular room sizes, optimal layout, projected revenue, and groundwork requirements. 40ft ‘Topper’ containers were selected for the first floor. These are modified standard containers that incorporate one or two internal corridors with storage rooms along each side.
While the toppers were being fabricated, Secure Stores installed the ground floor containers. They then returned to the site to install the first-floor topper units, along with the staircases and gantries. To prevent condensation, the ceilings of all units were treated. The staircases and walkways were supplied with a galvanised finish to minimise long-term maintenance.
Dan and Adam also envisioned a cantilevered 40ft container positioned at the entrance to give the site a striking visual impact for passers-by. Once the support structure had been fabricated, Secure Stores assisted with the fittings required to secure the container to the frame and ensure it was safely positioned.
Several industry leading suppliers were involved in delivering the overall project.
The internal fit-out of the building was carried out by Kuboid, who advised on how to maximise the available space, including optimal room sizes and their placement across different levels. Thanks to Kuboid’s recommendations, the site’s yield was significantly improved.
Smart locks for the room doors were supplied and installed by OpenTech Alliance. Their access control system starts at the main gate and extends seamlessly through to the building and individual units.
The site management and online bookings and payments software used to run the business were provided by Kinnovis and fully integrated with OpenTech’s hardware. This not only allows customers to book a room or container space online via the website and gain access without any staff interaction, but also gives Cube the ability to manage the business completely remotely using the software. Additional features such as automated overlocking due to non-payment of invoices and fully customisable e-mail flows at a ‘storage-type’ level, ensure a quality customer experience and a high degree of automation.
This site stands out thanks to the client’s vision and the expertise of the suppliers who brought the project to life. Adam’s keen eye for branding and attention to colour has resulted in a striking logo, a complementary colour scheme, and eye-catching door numbering.
